First, you need to own a plot of land or partner with someone who does in a Joint Venture. If you’re working in a
Joint Venture, ensure all necessary documents related to the land are available for verification to facilitate a smooth construction process.
The next step is to hire an architect. Clearly communicate your vision or be open to the architect’s ideas for the best results. During the design discussion, convey all necessary details such as the number of occupants, specific requirements, expectations, and overall vision. The architect will then create a Design Brief that outlines what your vision will look like, along with deliverables, timelines, and the budget.
A site survey is conducted to gather essential information for the project design. This includes details about the slope and contour of the land, water bodies, site access, optimal orientation, and the precise location of the site and any obstacles.
The architect finalizes the design based on the Design Brief and obtains client approval. The client receives all necessary drawings, including plans, sections, elevations, and views.
The architect’s signed drawings must be sanctioned by the government. These drawings include the Building Plan, Layout Approval, Intimation of Disapproval, and Services & Utilities Installation. Necessary documents include the Plot Regularization Letter (RL), Plot Sale Deed, KYC of the owners, and various forms from the local government body. Upon approval, the government issues a demand note for basic amenities like water and electricity, with rates determined by the Annual Statement Rate (ASR) and detailed in the Development Control Regulations (DCR).
Structural drawings, designed by the structural engineer under the architect’s guidance, are then delivered. The contractor executes the project, while the site engineer checks the construction processes and reports to the architect.
Brickwork drawings are prepared for all levels, detailing niches and openings. The brickwork is executed along with the installation of door and window frames.
Mechanical, Electrical, and Plumbing (MEP) drawings are prepared after the brickwork is completed. All fittings are installed on-site according to these drawings.
At this stage, finishing touches are applied. This includes flooring, its polishing, and plastering, followed by the installation of fixtures for lights, fans, taps, etc.
The final step is to obtain a Completion Certificate and an Occupancy Certificate, declaring that the construction is complete and the project is ready for occupancy.
While these steps are numerous and can be arduous, the end result is a home you will always be proud of!
